How old do you have to be to apply?

Applicants must be at least 18 years old to apply for one of our rental homes. Anyone 18 or older who plans to live in the unit will need to complete an application as part of our screening process.

Is the deposit refundable?

Yes, your security deposit is refundable, provided the unit is returned in good condition and there are no outstanding lease obligations. Once you move out, we'll inspect the unit and return your deposit in accordance with Missouri law and the terms of your lease.

If I get a new pet, what should I do?

Before bringing home a new pet, please submit a pet profile through our pet screening portal. This helps us keep your community safe and comfortable for all residents, and it ensures your pet is properly added to your lease.

If my lease is expiring soon and I am planning to move out, what should I do?

Let us know as early as possible. Most leases require written notice before your move-out date, so check your lease terms and reach out through your resident portal or give us a call. We'll walk you through the notice requirements, move-out expectations, and what to expect with your security deposit.

Do I pay first month’s rent and last month’s rent with my security deposit?

No, your security deposit is separate from rent. At move-in, you'll typically be responsible for the first month's rent and your security deposit. Last month's rent is not collected in advance and is simply paid as part of your regular monthly rent as your lease comes to an end.
