Management Fees
Our monthly management fee ranges from 5%–8% of collected rent, depending on:
- Monthly rental rate
- Number of doors under management
This flexible structure allows us to offer competitive pricing while providing consistent, high-quality service across your portfolio.
Leasing & Renewal Fees
- Lease-Up Fee: 50% of one month’s rent
Covers marketing, tenant screening, lease preparation, and move-in coordination. - Lease Renewal Fee: $100
Includes lease updates, tenant communication, and renewal processing.
Late Fees
Late fees collected from tenants are split, helping offset administrative costs while maintaining fairness and compliance.
Maintenance & Repairs — No Markups
Unlike many property management companies, we do not upcharge maintenance. You pay exactly what the vendor charges—no added percentages, no hidden fees. This ensures:
